When do I need to submit a Design Review application?

Homeowners must notify the Board of Trustees before constructing any new building or structure, or altering the exterior of an existing building or structure. This includes changes to exterior colors, materials or landscaping including fences, retaining walls, driveways and drainage.

If I don't have a survey of my property, how do I determine where the Pasatiempo HOA road right of way ends and my property begins?

The right of ways upon which the roads are constructed are either 40 or 50 feet wide. To estimate your property line, measure either 20 or 25 feet from the center line, depending upon the width of the road. Structures shall not be constructed in the right of way without Trustees' express permission.

What guidelines do I need to consider when building a fence?

The Board of Trustees anticipates that homeowners will follow Santa Cruz County regulations for fences. All fences must be constructed to harmonize with the community architecture.

How long does it take to process a Design Review application?

Board meetings are held the third Wednesday of every month (except for December). If a COMPLETE application is submitted a minimum of two weeks prior to the Board Meeting, in most cases, a decision will be reached at that month's meeting or shortly thereafter. If an application isn't straightforward, it may take longer. The Board of Trustees tries its best to process applications in a timely manner.

What procedures do my contractor(s) have to follow?

If you are working on a remodel or new construction job with a contractor, please return the completed form Pasatiempo Construction Rules and Policies to the Property Manager. A signed copy should also be posted at the construction site. We ask that you be respectful of the surrounding neighbors ​and please request your contractor(s) follow the ​rules and policies.

As an extended courtesy to your neighbors, you should inform them of your project dates so they are aware of the possibility of increased noise and activity on your property.

Landscape & Maintenance

Who manages the common spaces within Pasatiempo Estates?

The Board of Trustees and the Common Area Maintenance Committee manage all the common areas inclusive of the barrancas, easements, creeks, right of ways and landscaped “islands” throughout Pasatiempo Estates.

What authority does the Board have over homeowner’s private landscaping?

The Board encourages all homeowners to maintain their landscaping so that we all may take pride in a beautiful community with solid real estate values.

How do I report a tree hazard?

If you suspect a hazardous situation is present due to trees or branches in close proximity to power lines, please contact PG&E at 1-800-743-5000. PG&E will report the issue to their Vegetation Management team to investigate.

Entrance Gates

How do I get a gate clicker and how many can I purchase?

Call the property manager (see below for contact info). Gate clickers are $75 each and you may purchase one for each resident driver.

How do I enter the main gate if I’ve forgotten/lost my clicker?

Each household has a unique gate code that can be punched into the pad at the main gate. If you’ve forgotten your gate code, contact the property manager (see below for contact info).

If there is a power outage will the main gate open?

During any power outage, all entrance gates will remain open until power is restored.

What times are the main gates open?

We have traffic control gates at four entrances to Pasatiempo. The main entrance at Highway 17, Sims Road, Westwood Road and Deer Path Road. The main gate is typically open from 7:00am to 7:00pm. All other entrances are closed at all times and need transmitters for entrance and exit. All homeowners have access to these gates via a transmitter. The main entrance has a keypad for guests use after the gate is closed. All homeowners have an assigned code. Please contact the property manager (see below for contact info) for your personal code or to purchase transmitters.

Safety

The HOA is responsible for securing and protecting the HOA’s common areas and property which includes our roads, traffic control gates and cameras, pool and pool area equipment and furniture. Homeowners are responsible for their own personal property. This includes your home and contents, vehicles, bikes, etc.

Fire Safety

How can I protect my home from wildfire?

Pasatiempo is a beautiful area surrounded by forest, meadow and barrancas.  Each resident must make sure that they have actively maintained their property for wildfire safety.  This means weeds have been cut down on a regular basis, high fire hazard trees such as Eucalyptus and Acacia are trimmed up 10-15 feet or removed altogether, brush and bushes are trimmed, and all plants and trees pruned of dead branches.  

Scotts Valley Fire can be called to perform an inspection of your home to ensure you are doing all you can to keep your home safe from wildfire.  Call 831-438-0211 to schedule an inspection.

Noise & Pets

What can I do if a neighbor or event at the Pasatiempo Golf Course is too loud?

The Pasatiempo HOA follows the Santa Cruz County Noise Ordinance. If the noise is outside of the parameters outlined by the Santa Cruz County Noise Ordinance, please speak to them directly and request the volume be lowered. If not lowered within 15 minutes, please call the Santa Cruz County Sheriff’s Office.

The Homeowners Association and the Property Manager will NOT be involved in these situations.

How do I handle complaints about my neighbor’s pets (ex. noisy barking dogs, or pets escaping their owner’s property)?

We encourage you to speak with your neighbor in a kind and civil manner. Many times they are not aware of the issue if they are not home. If that doesn’t work, please go directly to Santa Cruz County Animal Shelter and complete the Online Complaint Form. Animal noise complaints are addressed by County Animal Control at 831-454-7303 extension 1.

The Homeowners Association and the Property Manager will NOT be involved in these situations.

Selling your property

We have hired a real estate agent to sell our property. What are the guidelines the agent needs to follow?

The guidelines your real estate agent needs to follow are:

  • The agent is required to provide a copy of the Pasatiempo Basic Restrictions document to prospective buyers.

  • The HOA has very specific rules about Open House signs. These rules are documented in the Signs Policy.

We would like to hold an estate/moving sale. Are there any rules I should know about?

Per the Basic Restrictions (CC&R’s), estate/moving/garage/yard sales are NOT allowed.

This website provides links to documents and pages on third party websites, such as Santa Cruz County and CalFire, as a convenience to our residents. Although Pasatiempo HOA tries its best to keep its links to third party websites up to date, these third parties may change, update, move or even delete these documents and web pages at ANY time - thus breaking the links we provide on this website. Pasatiempo HOA is not notified about these changes, and therefore does not guarantee these links will always work or be the most up to date.

If you come across a broken link on this website, please contact our property manager with a description of the link. We will do our best to fix the link. In this situation, residents are encouraged to find the documents or information they are looking for, via a web search.
