Targeted Amendments to Basic Restrictions

Soon you will receive your ballot for a Targeted Amendment. The current requirement to amend the Basic Restrictions is an affirmative vote of 2/3 of the record owners, or 220 affirmative votes. This supermajority requirement is difficult to obtain, the Board proposes to amend this portion of the Basic Restrictions to:

2/3 of a quorum where a quorum is 2/3 of the record owners. So, 329 times 2/3= 220 times 2/3 or 147 votes would be required for amending.

The second phase of amending the Basic Restrictions would be line-item voting, e.g. should Granny Units, “ADU’S” be permitted in Pasatiempo, yes or no. If yes, can they be rented for short terms, yes or no.
